Commercial flat roofs in South Florida fail quietly. Water finds a seam, a flashing, a puncture around an HVAC penetration, and settles into the insulation underneath the membrane. From the surface, everything looks fine. By the time a stain reaches an interior ceiling, the wet area below the membrane is usually far larger than the leak that caused it.
A visual inspection, from a ladder or from a drone, documents what already failed. It cannot see saturated insulation under an intact membrane. That is the gap radiometric thermal imaging closes.
How a thermal roof survey works
Wet insulation stores heat differently than dry insulation. After sunset, a dry roof sheds the day's heat quickly while saturated areas hold it. Flown at the right window, a radiometric thermal sensor records a temperature value for every pixel, and those warm signatures resolve into a map of suspected moisture.
The word radiometric matters. A basic thermal camera renders pretty colors. A radiometric survey records measurable temperature data, processed against the emissivity and ambient conditions logged at capture. That is the difference between an image someone can argue with and data a professional can defend.

Because both layers come from the same flight plan, the visual and thermal images align. A property manager can hand the report to a roofing contractor and point at the exact seam. An adjuster can attach it to a claim file. An engineer can use it to decide where to core.
Repair or replace, decided with data
The most expensive words in commercial roofing are full tear-off. Thermal moisture mapping frequently shows that saturation is confined to a fraction of the roof area, which turns a replacement conversation into a targeted repair conversation. When the damage really is widespread, the map documents that too, and the decision holds up in front of a board, a lender, or a carrier.
